What does Rent Guarantee do?
We make sure landlords get paid even if tenants can’t pay rent. If tenants fail to pay, we step in to pay the rent, so landlords don’t have to worry about their income.
Why should I use Rent Guarantee?
It can take a long time and a lot of money to evict a tenant who isn’t paying rent. With Rent Guarantee, we cover those costs, make sure you keep getting paid, and give you legal support if you need it.
Who can use Rent Guarantee?
For residents, their rent-to-income ratio shouldn’t exceed more than 45%, no bankruptcies, judgements, or evictions in the last 3 years, and at least one person in your household is employed.
For landlords, you need a valid, fully executed lease agreement and proof of your property’s condition.
Where is Rent Guarantee available?
Our programs are available across Canada, except for Quebec.
What do I need for Rent Guarantee?
You’ll need a signed lease, credit reports for residents (available via Rentatee), proof of income, a move-in condition report, and property insurance. For new residents, we also need a credit report and proof of income. For existing residents (more than 12 months) we require proof of rent payments.
What are the rules?
We’re flexible. We work with standard 12-month leases or month-to-month leases, as long as you meet our requirements.
How much rent do you cover?
We cover 12 months of unpaid rent for a one-year lease, with a maximum coverage or $60,000 or $5,000 per month.
What about damages from tenants?
We’ll help cover malicious damages caused by tenants, but only if a court orders it and they don’t pay within 30 days. We cover amounts over $1,000, but not regular wear and tear.
What eviction costs do you pay?
We help with eviction costs, covering up to $1,500 for actual costs and legal fees incurred. We pay fast, within 30 days of you showing us what you spent, to keep your costs down and your place in good shape.
Do I have to get Rent Guarantee with Rentatee?
Nope, Rent Guarantee is optional. You can use Rentatee without it and decide later if you want it.
